FACILITIES MAINTENANCE ENGINEER

Occupational Summary

The Building Maintenance Engineer is responsible for supporting the operation, maintenance and repair of buildings for Facilities Management Department. The individual will work closely with FMD shops, planners, and stakeholder staff to ensure systems are running efficiently and reliability to support Campus operations.

Work Performed:

  • Lead efforts to document equipment criticality and develop comprehensive preventive maintenance plans and schedules in coordination with shop managers.
  • Research and evaluate best maintenance practices for both new and existing equipment, using resources such as OEM equipment manuals, industry standards, or insights from subject matter experts.
  • Develop maintenance plans that provide necessary equipment reliability while minimizing costs and building occupant interruptions.
  • Establish and document standardized workflow processes for maintaining asset information, managing PM schedules, tasks, and routes, and ensure these processes are consistently applied through user training and periodic system reviews.
  • Participate in establishing and maintaining key metrics for Department. Extract and analyze CMMS data. Report and track compliance with Key Performance Indicators (KPIs) such as supplier performance, equipment reliability, overall equipment effectiveness, commit date compliance, and PM compliance.
  • Regularly evaluate work output for quality, efficiency and timeliness. Identify continuous quality improvement opportunities for each service area, determine appropriate improvements and implement through change control process
  • Investigate and resolve system reliability issues, including conducting root cause analyses of system failures.
  • Utilize equipment history, root cause analysis, statistical and other reliability analysis methods to eliminate repetitive equipment failures. Determine applicable reliability requirements considering the cost limitations for equipment down-time, repair and replacement costs, and availability of materials and equipment.
  • Develop and maintain standardized operating and maintenance procedures and work instructions.
  • Analyze data to generate reports and make recommendations for improvements in system reliability.
  • Maintain awareness of advancing building and critical systems technology, innovations in energy efficiency, sustainable design and business practices which impact student and employee productivity, campus efficiency, and external perceptions of the University.
  • Perform other related duties as assigned by Department leadership.

Minimum Qualifications

Education

Work requires a technical background normally acquired through a two year Associate Degree program in a field related to Engineering or Facilities Management.

Experience

Work requires 5 years of experience in Facilities Management Operations. Experience in higher education or similar setting preferred. OR AN EQUIVALENT COMBINATION OF RELEVANT EDUCATION AND/OR EXPERIENCE

PREFERRED QUALIFICATIONS:

Education

2-Year Facilities Management related degree; and

Experience:

Five years’ experience in Facilities Management Operations experience.

Experience in a higher education or similar setting or preferred.

OR

AN EQUIVALENT COMBINATION OF RELEVANT EDUCATION AND/OR EXPERIENCE

Knowledge, Skills and Abilities:

Good knowledge of building mechanical, electrical, plumbing systems and general facilities maintenance practices.

Working knowledge of Computerized Maintenance Management System (CMMS). Hexagon EAM CMMS experience preferred.

Computer software skills using MS Office including Word, Excel, PowerPoint, and Outlook

Excellent oral and written communication skills; ability to communicate effectively to a wide range of audiences, including senior University management, faculty, staff from other departments, students, and others
