Essential Functions and Objectives:

-Monitors and coordinates the cleanliness, repair, maintenance and safety of the facility, systems and grounds with consideration to staff, student and security so that the facility is operational. Leads, motivates, mentors and guides others towards goals. Setting is typically an elementary school.

- Performs hands-on tasks applying proven industry standards and techniques, while adherence to policies, procedures, or guidelines in the area of responsibility. Installs, tests, analyzes, troubleshoots, repairs, maintains, related equipment in order to support short-term operations and minimize downtime.

- Performs data entry and verification, keeps accurate files/records, creates detailed reports, using various existing systems for accurate, timely, and compliant records.

- Receives, understands, and disseminates information in subject matter to appropriate stakeholders. Diagnoses problems and aids in resolving technical issues and escalates appropriately to ensure a positive experience.

- Contributes to identifying process inefficiencies and proposes solutions, identifies opportunities through external research on trends in resources, programs, and services and internal research with stakeholders, and supports improvement efforts in order to support long-term operations and minimize downtime.

- Communicates and coordinates with school staff, students and community in accordance with District Success Factors.

- Works with clients and customers including the general public to assess their needs, provide information or assistance, resolves problems and satisfies expectations.

- Checks and verifies that assigned facilities and areas are locked and secure by checking doors, windows and gates; and reports unsafe conditions to supervisor.

- Opens and closes building and other facility areas including doors, windows, etc.

- Knows how to operate the alarm system during both opening and closing procedures.

- Services, sanitizes cleans, and replenishes supplies in restrooms.

- Cleans and sanitizes drinking fountains and lunch room facilities. Cleans, dusts, sweeps, mops, scrubs, vacuums and shampoos facility surfaces and floors.

- Gathers, picks-up and empties facility, classroom and grounds trash.

- Follows proper procedures for chemical and power equipment use, in order to prevent damage and injury.

- Performs restorative services such as floor stripping, sealing, finishing, and polishing floors. Removes graffiti, gum and other markings from facility surfaces, and repaints with protective coating.

- Checks equipment according to guidelines and notifies managers of repairs to facility operating systems (e.g., plumbing, HVAC, electrical, etc). Cleans HVAC Equipment and changes filters.

- Performs routine preventive maintenance to ensure that machines continue to run smoothly and are in clean working order, facility systems operate efficiently, or the physical condition of facility does not deteriorate. Performs minor non-technical repairs as needed.

- Makes delivery of building assets as required; Distributes equipment, material, supplies, furniture, etc. according to facility needs and assigned tasks.

- Prepares facility for scheduled use. Sets up for community and campus events as directed including tear down / clean up after events.

- Provides assignments and guidance to team members as directed by manager.

- Leads crew, in conjunction with managers’ direction, by communicating departmental standards. Reports back to Manager feedback regarding team.

- Confirms assigned duties from the manager are completed and reports back to manager any concerns.

- Reports building maintenance problems to manager, escalating as necessary to appropriate personnel at the time of concern. Reports unusual problems or difficulties to manager.

- Assists in training new crew members in the proper use of equipment and materials by demonstration and suggestion of proper application of chemicals and equipment. Explains work methods and duties and demonstrates work processes in providing training to custodial workers as directed by manager.

- Performs other duties as requested.

Physical & Environmental Conditions:

Knowledge, Experience & Other Qualifications:

- Eighteen years or older.

- Leadership skills a must.

- Mechanical skills preferred.

- Must successfully complete District new employee training within 90 days of start date.

Must pass the departments entry level assessments. Must have the ability to pass the district & departments training specific to the job.

Reasoning, the ability to identify rules and principals and the ability to analyze information to draw accurate conclusions. Education Requirements:

- High school diploma or equivalent.
